It applies the widely cited rule that GST on housing-society maintenance applies only when the monthly charge per member crosses the exemption threshold (commonly stated as Rs 7,500 per member per month), at which point GST applies on the amount as notified. Because the threshold and rate are set by the GST Council and CBIC and can change, you set the values, and you should confirm the current threshold and rate with your auditor before billing.
