Free calculators for landlords & housing societies.

Quick, no-login tools for the money side of property — rental yield, the Rs 7,500 society-maintenance GST rule, security-deposit interest, maintenance per sq-ft and late fees. They run entirely in your browser; nothing you type is stored.

Property & society toolkit

Five tools, all free.

Rent, deposits, GST, maintenance and dues — the everyday numbers a landlord, treasurer or property manager actually runs.

Rental Yield & ROI Calculator

Enter a property's value and annual rent for gross yield, then add yearly costs for net yield. A quick way for landlords to compare properties before buying or renting out.

Open calculator

Society Maintenance GST Calculator

Apply the Rs 7,500-per-member exemption rule: enter the monthly maintenance and the tool shows whether GST applies and the amount, so committees bill members correctly.

Open calculator

Security Deposit Interest Calculator

Work out the simple interest accrued on a tenant's security deposit over a chosen period and rate — handy at lease renewal or exit settlement to avoid deposit disputes.

Open calculator

Maintenance Charge Per Sq-Ft Calculator

Convert a society's total monthly budget into a fair per-sq-ft rate, then see each unit's charge by carpet area — the basis many RWAs use to split maintenance equitably.

Open calculator

Late Payment Fee Calculator

Compute a late fee on overdue rent or maintenance using a flat charge or a per-day / percentage rule, so the amount you put on a reminder matches your bye-laws or agreement.

These calculators give indicative figures for planning only and are not financial, legal or tax advice. The GST threshold and rate on society maintenance are set by the GST Council and CBIC; security-deposit interest and late fees depend on your agreement and applicable state tenancy or cooperative-society rules. Confirm the current rules with your auditor or legal advisor before billing or relying on any result.

From calculator to live ledger

Stop calculating. Let the software run the building.

A calculator answers one question at a time. EstateDeck runs the same rent ledger, maintenance billing with the GST rule applied per member, security-deposit tracking and late-fee rules on your live property or society data — so invoices generate themselves each month, residents pay over UPI with DLT-compliant reminders, and the books stay audit-ready under your state cooperative-society act.

Frequently asked questions

Are the EstateDeck calculators free to use?+

Yes. Every calculator on this page is free, needs no login, and runs entirely in your browser. You can use them whether or not your property or society runs EstateDeck.

How does the society maintenance GST calculator work?+

It applies the widely cited rule that GST on housing-society maintenance applies only when the monthly charge per member crosses the exemption threshold (commonly stated as Rs 7,500 per member per month), at which point GST applies on the amount as notified. Because the threshold and rate are set by the GST Council and CBIC and can change, you set the values, and you should confirm the current threshold and rate with your auditor before billing.

What does the rental yield calculator tell me?+

Enter the property's purchase or market value and the annual rent to get gross rental yield, and add yearly costs to see net yield. It is an indicative planning figure for landlords comparing properties, not investment advice.

How is security deposit interest calculated?+

You enter the deposit amount, an interest rate and the period, and the tool returns simple interest accrued. Whether interest is payable on a deposit, and at what rate, depends on your rent agreement and any applicable state tenancy or model rent rules, so treat the result as indicative.

Do I need EstateDeck to use these tools?+

No. The tools are standalone. If you do run EstateDeck, the same rent ledger, maintenance billing with GST, deposit tracking and late-fee rules run on your live property or society data instead of manual entry.

Run the real thing on your property data.

The calculators are a taste. EstateDeck keeps rent ledgers, GST-aware maintenance billing, deposits and dues live, all year.
