What is PG & co-living management software?

How is it different from short-term rental software?
Different stays. PG and co-living is monthly-tenancy shaped — a bed for months, monthly rent and a food charge, notice to leave. How does bed-wise occupancy work?
Each bed is the unit, not the room. A three-sharing room is three beds, each with its own tenant, rent, deposit and joining date. The live bed map shows occupied, on-notice and vacant beds across all your properties so you fill empties faster and never double-book.
Can it handle food and mess billing?
Yes. Meal plans bundle into rent or bill separately, with veg/non-veg, guest meals and opt-outs per tenant — all on one monthly bill. An in-house kitchen runs under FSSAI registration; EstateDeck handles the billing, not the cooking.
How does tenant KYC and police verification work?
At joining, EstateDeck captures ID, emergency contact and the documents for police tenant verification (Form 1 in many states). Any Aadhaar is stored masked to the last four digits per the UIDAI circular, under DPDP §6 consent — KYC on record, not loose photocopies.
How is rent collected and are reminders automatic?
Rent and food are billed monthly and collected over UPI with auto-receipts. Reminders go out on WhatsApp and SMS to tenants who haven't paid, and the owner sees who's paid, pending or overdue across every property — collection climbs without chasing.
How are deposits and exits handled?
On notice, EstateDeck runs the move-out — notice period, dues check and a clean deposit settlement with deductions itemised. Deposits follow Model Tenancy Act 2021 norms (two months' rent in adopting states). The bed frees on the map the moment the tenant leaves.
Does it work across multiple properties?
Yes. Pricing is per bed, so a 30-bed PG and a 600-bed operator get the same modules and pay for the beds they have. The owner dashboard rolls up occupancy, collection and complaints across every property.
Is GST applicable on PG rent and food?
PG accommodation and food taxation has its own rules — turning on rent level, services and turnover — and differs from nightly hotel GST. EstateDeck keeps rent and food heads separate so figures are clean for your CA, who decides the position. This is software support, not tax advice.
How is tenant data protected?
Tenant KYC is personal data under the DPDP Act 2023, phasing in from 13 November 2025. EstateDeck captures §6 consent at joining and masks any shared Aadhaar to the last four digits per the UIDAI circular — so a young tenant's documents are held securely, not in a drawer.
