How is the classifieds marketplace compliant with IT Intermediary Rules 2021?

EstateDeck operates the marketplace under the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules 2021. The society designates a Grievance Officer at onboarding (typically the Honorary Secretary or an MC-designated member). Any resident can lodge a complaint about a listing through an in-app form; the Grievance Officer must acknowledge within 24 hours and act within 15 days. Patently illegal content (counterfeit, restricted-substance, weapons) is taken down within 36 hours. The society's Grievance Officer details are published in-app and in the resident handbook, meeting the publication obligation under the Rules.

Can residents rent out their parking slot to neighbours through this feature?

Yes. A resident travelling or with an unused slot lists it on EstateDeck Classifieds with dates and rate. Another resident books it via the app. The actual parking ownership database lives in the Unit Management module — EstateDeck creates a temporary slot reassignment record there. Vehicle gate access for the renter's car is granted through the ANPR module (or RFID equivalent) for the duration of the rental, with automatic revert on the end date. The classifieds page owns the listing and booking layer; the slot database and gate-access mechanism live in their respective modules.

How does this prevent the security cabin from turning into a warehouse?

EstateDeck has three mechanisms working together. First, aging alerts fire automatically — gentle reminder at Day 1, firmer at Day 3, urgent at Day 5 — escalating until the resident collects. Second, the admin dashboard shows every uncollected parcel by flat number with days-on-shelf — the Hon. Secretary can intervene for chronic offenders. Does EstateDeck charge any commission on classifieds transactions?

No. EstateDeck Classifieds is entirely zero-commission. Whether it's a furniture sale, a parking slot rental, or a home service booking, no commission is charged on any peer-to-peer transaction between residents. Payment between residents happens directly — UPI, cash, or whatever they prefer — outside the app. Because EstateDeck never holds funds, the marketplace is not a payment aggregator and does not need RBI PA-O registration. Resident-to-resident sales below the CGST Act 2017 turnover threshold of ₹40 lakh (₹20 lakh for special category states) are not GST-taxable.

The Home Services directory is a separate sub-section for resident entrepreneurs — bakers, tutors, yoga instructors, tailors, pet sitters, henna artists. Anything restricted under the IT Intermediary Rules 2021 — counterfeit goods, weapons, controlled substances, content infringing intellectual property — is prohibited and subject to the 36-hour takedown SOP.

Can buyers contact sellers without sharing phone numbers?

Yes. Initial contact is via EstateDeck's in-app chat. The seller's phone number is not visible to the buyer; the buyer's phone number is not visible to the seller. Both parties choose whether to share personal contact details at any point. Resident phone numbers fall under DPDP Act 2023 personal data — EstateDeck captures explicit consent for each channel at resident onboarding and never makes phone numbers visible across the marketplace listing pages.

Does the parcel feature work alongside visitor management and gate access?

Yes — the modules are designed to interlock, but each owns a clear part of the workflow. The delivery executive at the gate is first identified by Visitor Management (visitor entry log + Aadhaar-masked ID capture per UIDAI guidelines). Once identified, the parcel-specific workflow (photograph, log, PIN issue, pickup) belongs to this page. For parking slot rentals, gate access for the renter's vehicle is granted by ANPR for the duration of the rental. Each module owns a well-defined slice of the gate experience.
